Building renovation by architects: Energetic renovation of companies

At the end of 2023, the EU Buildings Directive on the renovation of existing buildings has a specific timeframes received. Because the inventory shows that Germany needs an update. 40% of the urban building stock still comes from the construction boom of the 1960s and 90s. Many components have exceeded their average life expectancy. The list of deficiencies and wish lists for older properties is getting longer and longer: Energy consumption is too high; repairs are piling up; building technology no longer meets today's standards. This applies in particular to corporate buildings. Many are now required to reduce their energy consumption by over 20% and to renovate their buildings in terms of energy efficiency.

Federal funding for energy-efficient buildings supports the ambitious goal of making all buildings climate-neutral by 2050. In the future, 13 billion euros are planned to promote building renovation. The Bafa funding also relates to the Technical planning and construction supportto ensure professional building renovation by architects.

What is part of building renovation?

As different as the results of building renovation projects may be, they include the same principles: individual measures on the building envelope (e.g. windows, doors, roofs or façade insulation), plant technology to increase energy efficiency, systems for heat generation or heating optimization. In addition, contemporary architects rely on sustainable construction methods, which go hand in hand with the use of environmentally friendly, resource-saving materials. The close link between renovation and sustainability is also reflected in the desire of many building owners for certification. that Rating system for sustainable construction offers its own system for inventory certification.

Energetic refurbishment: the inventory

Successful restructuring starts with intensive work on the existing building. This is because demolition is often carried out before it has been sufficiently questioned to what extent the existing building can be renovated and rebuilt. A holistic concept with an appropriate level of renovation is crucial to sustainably equip the building for the future. The inventory analysis can be so comprehensive that it is preceded by the actual planning process in the form of a feasibility study. In the feasibility study, bkp's architects examine various scenarios and stages of intervention. The aim is always to treat the inventory with appreciation and to work out its potential.

Can an energy-efficient building renovation be implemented?

  • Is it economical to maintain the existing building?
  • Which combinations of maintenance, renovation and renovation make sense?
  • How can the various buildings (parts) or rooms be best used?
  • Which surfaces are necessary for this?
  • What energy measures are necessary to sustainably equip the building for the future?
  • What are the other goals for office planning?

Priority areas of building renovation

In summary, four focal areas of sustainable building renovation can be identified:

1. Reduce energy consumption thanks to sustainable building renovation

The ultimate goal is to reduce the building's energy consumption by optimising its shell. By subsequently insulating the façade and roof, renewing or retrofitting windows or replacing components that are particularly critical in terms of building physics, the energy consumption of existing buildings can be reduced by far more than 50%. After a refurbishment, consumption, repair and maintenance costs usually also fall. There is also an attractive Bafa funding.

2. Optimization of building technology and use of renewable energy

Building technology has evolved in recent years, as has construction technology. The internal energy consumption of technical building equipment is now a fraction of what it used to be. More energy-efficient lighting, heating and cooling systems with heat recovery and the development of heat exchangers help to save energy significantly. At the same time, the use of renewable energy contributes to resource-saving and future-oriented construction.

3. Sustainable building renovation: materials and products

By using unpolluted, tested products, vapors can be avoided and the chemical composition of the room air can be significantly improved. This contributes to a healthier indoor climate. When choosing materials, it is also important to consider their life cycle and origin. There are highly functional, sustainable alternatives for many products. Here, it is crucial to find sensible solutions that are convincing both during production, in terms of their lifespan and during subsequent recycling. Special product ranges for building existing buildings, which, for example, reduce installation heights and weight, also offer the potential for aesthetic and creative color and material concepts.

4. Designs for long-term use and sustainable added value

The adaptability of the concepts is crucial for the sustainable renovation of existing buildings. Space requirements and usage requirements of companies are subject to constant change. Designs must be flexible and can be adapted to the new conditions with little effort. The same applies to home technology, which is also evolving. Subsequent maintenance, refurbishment and replacement work must therefore be taken into account as early as the technology is being renewed and the necessary structural measures must be kept as low as possible. In this way, the design concept conveys sustainable values instead of implementing short-term trends.
